Why Homeowners Are Removing Popcorn Ceilings
Popcorn ceilings were the dominant ceiling treatment in American homes built between 1960 and the late 1980s. Builders loved them because they hid imperfect ceiling work, dampened sound, and were cheap to apply. Today, most homeowners can't wait to get rid of them. Popcorn ceilings make rooms feel smaller and darker, they trap dust, they're nearly impossible to repaint cleanly, and any pre-1980 popcorn may contain asbestos. In Wilmington we remove popcorn ceilings every week — from coastal cottages in Carolina Beach to mid-century homes in Forest Hills.
The Real Cost in Wilmington
Popcorn ceiling removal in Wilmington typically runs $1.50 to $3.50 per square foot, fully finished. That includes scraping the popcorn, skim-coating the ceiling smooth with two to three coats of joint compound, sanding flat, and priming for paint. A typical 200 square foot bedroom is usually $300–$700. A 400 square foot living room with vaulted ceilings might run $1,200–$1,800 because of the height premium. Whole-home removal across 1,800 square feet of ceiling typically falls between $3,000 and $6,000 depending on condition and access.
What Drives the Price Up or Down
Five factors affect popcorn removal pricing. First, ceiling height — anything over 9 feet requires scaffolding or stilts and adds 20–40%. Second, condition of the underlying drywall — if the ceiling underneath is in good shape, the skim coat goes on fast. If we find cracks, sag, or old patches, we have to fix those first. Third, room size and access — small bathrooms cost more per square foot than open great rooms. Fourth, lighting — high-light rooms need a Level 5 finish, which costs more. Fifth, asbestos — if pre-1980 popcorn tests positive, abatement adds significant cost and changes who can do the work.
The Asbestos Question
If your home was built before 1980, never scrape popcorn ceiling yourself until you've had it tested. Asbestos-containing popcorn is illegal to disturb without proper licensing in North Carolina. Testing is inexpensive — usually $30–$75 — and takes about a week. If the test is negative, removal proceeds normally. If positive, you need a licensed asbestos abatement contractor (not us) to scrape it. Once abated, we come in and skim, sand, and prime the smooth ceiling.
The Process Step by Step
On a typical Wilmington popcorn removal, we arrive day one with plastic sheeting, drop cloths, and a pump sprayer. We mask all walls, floors, and HVAC vents, then lightly mist the popcorn with water to soften it. After 15 minutes of dwell time, the popcorn scrapes off cleanly with a wide putty knife. Day two we skim coat the ceiling with the first pass of joint compound. Day three is a second skim coat after sanding the first. Day four is a final sand and prime. Total elapsed time: 4–5 days for a typical room.
Smooth, Knockdown, or Orange Peel After Removal?
After we scrape the popcorn, we can leave the ceiling smooth (Level 4 or 5), apply orange peel for a subtle texture, or apply knockdown for a heavier texture. Smooth looks the most modern and is the most popular choice in Wilmington today. Knockdown is the most forgiving for future repairs but can look dated. Orange peel splits the difference. Most of our customers go smooth and never look back.
Should You DIY?
Scraping popcorn yourself is technically possible but rarely worth it. The scraping itself is the easy part. The hard part is the skim coat — getting a ceiling flat enough to look like new construction takes practice and the right tools. A DIY popcorn removal that ends with a bumpy, patchy ceiling is worse than the original popcorn. If you're going to invest the disruption of removing it, hire someone to finish it right.
