The Hidden Damage Most Homeowners Miss

After a hurricane passes Wilmington, the obvious damage gets attention first — downed trees, missing shingles, fences blown over. What to Look For in the First Week

In the first week after a major storm, walk every room and look for: brown or yellow staining anywhere on ceilings or walls (especially in corners and along the tops of exterior walls), bubbling or warping in drywall texture, a musty smell that wasn't there before, paint peeling in small areas, and soft spots when you press the wall firmly. Any one of these signs means water got in. The earlier you find it, the cheaper the repair.

Why Coastal Homes Are Different

Wilmington homes face conditions that drywall in inland NC never sees. Salt air accelerates corrosion of fasteners. High year-round humidity keeps the gypsum core slightly hydrated all the time, so it has less reserve capacity when extra water shows up. The Right Repair Process

Hurricane-damaged drywall has to be addressed in a specific order. First, stop the source — repair the roof, window, or flashing that let water in. Second, map the wet zone with a moisture meter (we use a non-invasive pinless meter that doesn't leave holes). Third, remove all wet drywall plus 12 inches of safety margin in every direction. Fourth, treat exposed framing with a mold inhibitor and allow it to dry, often with a fan, for 24–48 hours. Fifth, install mold-resistant green or purple board, tape, finish, and texture match. Skipping any of these steps risks mold growing inside the new wall.

Insurance and Documentation

Hurricane damage is usually covered under homeowner's insurance, but the claim has to be documented properly. We photograph the damage before, during, and after, take moisture readings, write up an itemized scope of work, and provide everything formatted for adjusters. Time Pressure

Mold can start growing on wet drywall within 48–72 hours. The longer wet material sits, the more has to be removed and the more expensive the repair becomes. Preventing Future Damage

After a storm-damage rebuild, ask your repair crew about mold-resistant materials in the most vulnerable locations: top floor ceilings, exterior wall top corners, around windows, and in bathrooms. The extra cost is small and the protection on the next storm is significant. We also recommend installing accessible moisture sensors near common leak points.
