Why Garage Conversions Are Popular in Wilmington

With Wilmington's growing population and limited buildable lots, garage conversions have become one of the most cost-effective ways to add living space. Drywall is one of the most visible parts of the conversion and the part most people underestimate.

Code Requirements You Can't Skip

Before any drywall goes up, the framing, insulation, electrical, and HVAC must be inspected. Garage walls shared with the original house and the ceiling under the existing roof must be 5/8-inch fire-rated drywall with taped joints to code. Exterior walls (including the existing garage door opening, now framed in) need 1/2-inch standard drywall over R-13 or R-15 insulation. Bathrooms or wet bars require mold-resistant board.

Insulation Before Drywall

Most original garages have minimal insulation. Conversion is the right time to upgrade to R-13 minimum in walls, R-30 minimum in the ceiling (or per current NC energy code, often higher). Use closed-cell spray foam if budget allows, batts if not. Skipping insulation makes the converted space uncomfortable year-round and expensive to climate-control. We coordinate with insulation contractors but don't install ourselves.

Floor Considerations

Original garage floors slope toward the door for drainage. Most conversions either build up a level subfloor over the slope or accept the slope as a feature (some conversions look great with a slight slope toward what becomes a kitchenette or wet area). Either way, this happens before drywall — we won't install drywall over an unfinished floor situation that affects the wall heights.

The Drywall Phase

Once framing, electrical, plumbing, HVAC, and insulation are complete and inspected, we hang drywall. Typical 2-car garage conversion: 1 day to hang, 3–4 days to tape and finish, 1 day to sand and prep. Total elapsed: about a week. For a 1-car garage, take a day off each phase.

Finish Level Choice

Most garage conversions get Level 4 finishes with light orange peel texture, which matches typical interior textures in Wilmington homes built since 1995. If you're converting to a high-end home office or guest suite and want a more modern look, Level 5 smooth walls work well. We quote both.

Climate Control Matters

Even with good insulation, a converted garage runs hotter and cooler than the rest of the house unless you extend the HVAC properly. Mini-split systems are increasingly popular for garage conversions because they don't require running new ductwork. Whatever HVAC solution you choose, install it before drywall so the supply and return locations are correct.

Common Mistakes to Avoid

We've seen garage conversions fail for predictable reasons: skimping on insulation (always cold/hot), using standard drywall on shared walls (fails inspection), forgetting moisture-resistant drywall in bathroom areas (mold), and applying texture without primer (paint absorbs unevenly). A garage conversion is a one-time disruption — get it right the first time.
