Why Coastal Paint Selection Matters
Wilmington homes face conditions that paint manufacturers don't always design for. Year-round humidity averages 70%, salt-laden air drives accelerated wear, and tropical systems bring extreme moisture events. The wrong paint on the right drywall fails — it bubbles, mildews, or peels. The right paint protects drywall for years and makes future repairs easier to blend.
Primer First, Always
Every fresh or repaired drywall surface needs primer before paint. PVA (polyvinyl acetate) primer is the standard for new drywall — it seals the porous paper face and gives paint a uniform surface to bond to. For repairs, we prime just the patch with PVA before topcoat. For bathrooms and kitchens, we recommend a stain-blocking, mildew-resistant primer instead — usually a shellac- or alkyd-based product.
Sheen Choice
Sheen matters more in coastal homes than inland. Flat paint is forgiving on imperfect drywall but harder to clean and less resistant to humidity. Eggshell is the sweet spot for living rooms and bedrooms — easy to clean, hides imperfections reasonably well. Satin holds up in hallways. Semi-gloss is the right choice for bathrooms, kitchens, and trim because it resists moisture and wipes clean. Gloss is rarely the right choice for full walls but works well on doors and trim.
Brands We Recommend
After ten years of seeing what holds up and what doesn't in Wilmington homes, we lean toward Sherwin-Williams Duration and Emerald lines, Benjamin Moore Aura, and Behr Marquee. All three are higher-priced premium lines with better adhesion, washability, and mildew resistance than budget paints. The extra $20 per gallon pays for itself in fewer repaints.
Bathroom and Kitchen Specifics
Wilmington bathrooms see brutal humidity. We recommend mold-resistant drywall (green or purple board) installed by a pro, then primed with a stain-blocking mildew-resistant primer, then topcoated with a bathroom-specific paint or premium semi-gloss. Avoid flat paint in bathrooms entirely — it can't be cleaned and harbors mildew.
Outdoor Adjacent Walls
Walls in sunrooms, screened porches, and rooms with large coastal-facing windows need extra UV resistance. Premium exterior-grade or kitchen-grade paints handle this better than standard interior paint. We sometimes recommend a tinted primer to reduce the number of topcoats needed for color coverage.
Repair-Friendly Choices
If you know your home will need touch-ups over the years, save the exact paint label, manufacturer, color code, and sheen. Paint formulations change every few years and an exact match is hard to find later. Storing a quart of leftover paint in a cool, dry place can save you a wall repaint when the next small repair happens.
